Problem
The entire 200+ room property exhibited significant tile maintenance issues. Soap scum had accumulated extensively across tiled surfaces, grout joints were discolored—some with mold present—and the originally white bathtub caulking had deteriorated to a dark brown hue. Additionally, a section of tile had been installed on one side of the bathtub surrounds, with grout that did not match with the surrounding areas.
Solution
To address these issues, we began by meticulously removing all the old caulking, a challenging task due to the presence of significant mold and mildew buildup in certain areas. Next, we performed a deep cleaning of all tile and grout, thoroughly preparing the surfaces and eliminating any bacteria residing in the grout joints. Missing grout on the floors and walls was carefully repaired to restore structural integrity. We then applied a color sealant to all the grout in the room, creating a uniform, refreshed, and clean appearance by resolving the mismatched grout issue on the walls and seamlessly tying the floor together. This process also provides long-term benefits by protecting the grout against future staining and bacterial growth. Finally, we completed the restoration by applying fresh, bright white caulking around the bathtub perimeter, delivering a polished and hygienic finish.
